Midland Central Appraisal District in the Spotlight

Appraisals for 2006 have been mailed.  I will update site as soon as I have the information.  Have heard from one participant that they are up again.  Do your homework and protest unfair appraisals. 

Non-Uniform Appraisals

For several years I have followed Midland Central Appraisal Distract in regard to property taxes assessments for Scharbauer Townhomes.  When I first started my observations appraisals were even worse than they currently are.  A one bedroom unit might be appraised for more than a three bedroom unit etc.  One would expect the smaller units to be appraised for less than the larger.  This was not the case.  Moreover one would expect all units in complex of same size to be comparably appraised.  At least three times over the past years residents of STA have met with members of the appraisal district pointing out problems in evaluations.

Astronomical Percent Increase

Appraisals for 2004 had units rising in appraised value, some more than 60%. Several neighbors protested, most unsuccessfully  I heard from my neighbor last night that her appraisal for 2005 is up more than 58% from what statement showed as last years appraised value. I have since learned the statement was in error as to evaluation for 2004.  If our tax statements and values shown online do not agree it is hard to be able to report meaningful information,   This site is being developed to highlight the discrepancies in appraisals.  The 2004 appraised value comes from the Midland Property Database.

Concerns

  • How can citizens survive with appraised values rising 50 or more percent per year?

  • The database does not accurately reflect value on which at least one neighbor was appraised last year.  Was this error deliberate so researchers would not notice the magnitude of the inequities?

2004 Discrepancies

  • Three bedroom units ranging between 18,050 and 29,040.

  • Two bedroom studios between 17,440 and 23,160

  • Two bedroom flats between 13,480 and 21,810.

  • One bedrooms between 10,730 and 14,580

2005 Discrepancies

  • Three bedroom units ranging between 22,100 and 29,050.

  • Two bedroom studios between 22,450 and 23,160

  • Two bedroom flats between 13,480 and 21,810.

  • One bedrooms between 10,730 and 14,580

 

By going to Midland Property Database and putting in account numbers 0081950-000-0010 - to 0081950-000-0400 you can view the data for yourselves.  Check out your and your neighbors appraisals in database.  You may be unpleasantly surprised.

Background Information

Scharbauer Townhomes is a forty unit complex with

  • 8 efficiencies - color coded yellow in table below

  • 8 1 bedroom units - color coded light gray in table below

  • 8 two bedroom flats - color coded blue in table below

  • 8 two bedroom studio units - color coded green in table below

  • 8 three bedroom units - color coded pink in table below

Last year all efficiency units show to be appraised for the same value.  The discrepancies occurred in appraisals for one, two bedroom flat, two bedroom studio, and three bedroom units. See table below which has been color coded as to unit size.
